Booking conditions

These conditions govern bookings made on this site. Booking means accepting them, so they are worth reading: the cancellation section and the one on the right of withdrawal are the two that matter most.

How booking works
Pick a room and your dates, leave us your details, and you get an email. The contract is formed when we send you the confirmation, not when you send the request.
Rooms are for two people and extra beds are not possible.
Some periods carry a minimum stay. The calendar tells you before you choose your dates.
Prices and city tax
Prices are per room per night and include breakfast, Wi-Fi, air conditioning and parking.
The Comune della Spezia charges a city tax of €2.50 per person per night, for at most 5 consecutive nights. Guests under 16 are exempt.
The tax does not go through this site: you pay it at the property on arrival. That is why we show it as a separate line.
Payment
The accommodation is paid in full when you book, by card, through Stripe.
We neither store nor see your card details.
Cancellations and refunds
You can cancel free of charge up to 7 days before your arrival date: we refund everything you paid, to the same card.
After that the amount is non-refundable, as it is for a no-show or an early departure.
To cancel, write to lamaisondulion24@gmail.com quoting your booking reference.
If we are the ones unable to host you, we refund you in full and help you find somewhere equivalent.
Right of withdrawal: it does not apply
The fourteen-day cooling-off period for online purchases does not cover accommodation services provided on a specific date. Article 59 of the Italian Consumer Code says so, and we are required to tell you plainly.
In practice: once confirmed, only the cancellation terms above apply.
Arrival and departure
Check-in between 14:00 and 16:00. If you are arriving outside those hours, tell us in advance and we will work something out.
Check-out between 07:30 and 09:30.
At check-in we must record a valid identity document for every guest. This is a legal requirement.
House rules
Smoking indoors is not permitted.
We cannot accommodate pets.
You must be at least 18 to book.
Please respect other guests' rest during the night.
Liability
We are liable for damage caused by our own fault. We are not liable for events outside our control, such as strikes, natural events or transport disruption.
Parking is free and unattended.
Governing law and disputes
Italian law applies. Consumers keep the right to bring proceedings where they live.
Before going to court, talk to us: almost everything is settled by email.
